Our Process

1. Inspection and Evaluation

Our process begins with a thorough inspection of your parking lot / driveway to assess its current condition. We check for cracks, potholes, drainage issues, and surface damage. Any necessary repairs, such as crack filling or patching, will be recommended before sealcoating to ensure the best results. 

2. Scheduling, Plot Plans, Communications & Phasing

We start with a detailed site assessment, using plot plans or site maps to understand the layout of the property. This allows us to evaluate critical areas such as entrances, exits, parking spaces, and high-traffic zones. Plot plans help us create an efficient phasing strategy that keeps essential areas accessible while work is in progress. For larger projects, we divide the site into manageable sections and develop a phased schedule. This minimizes inconvenience for residents, tenants, or customers by keeping parts of the property operational. Our team coordinates to ensure each phase transitions smoothly with minimal downtime. Clear communication is key to a successful project. ACG works closely with property managers and all point of contacts to ensure everyone is informed and prepared. We provide Informational flyers are distributed to residents, tenants, and businesses, outlining project details, timelines, and contact information. For commercial or residential properties, we offer tenant or community meetings to address concerns, explain the process, and answer questions. 

3. Surface Preparation

All pavement areas will be air swept and vacuumed to remove all dirt, dust, and debris prior to applying any materials to the areas designated for sealcoating, including the cutback, and removal of weed growth and grass edging.  Any standing or puddle water shall be spread over the surface and dried before any sealer material is applied.  Oil spots will be scraped, cleaned, and primed to insure good sealer adhesion. Repair (if applicable): All potholes and low areas will be filled with asphalt mix and tamped or machine rolled level with pavement surface.  All cracks 1/4 inch and larger will be cleaned and filled with Hot Tar Crack Filler and striked level with surface.  

4. Application of Sealcoat

Once the surface is clean and prepared, we apply a high-quality asphalt sealcoat using industry-leading equipment. Depending on the lot size and layout, we may use spray systems, hand brushing, or both for optimal coverage. All trimming around curbs, walls, walkways, sidewalks, etc. will be done by hand with necessary protection to prevent overspray and slopping. ACG will machine apply a maximum amount of approx. 0.37 gallons of sealer to each sq. yard of pavement surface. Sand is incorporated to increase sealer life and provide a non-skid surface. Latex additive is used to suspend sand in mix and provide longer sealer life.  Two coats is our standard, but will be discussed with your Project Manager on best application.  

5. Drying and Curing

Sealcoat requires time to dry and cure properly. Drying time generally takes 24 to 48 hours, depending on weather conditions. During this period, we advise keeping traffic off the lot to allow the sealcoat to set and bond securely to the asphalt. ACG will provide all traffic barricades, caution tape or proper prevention of traffic to not affect curing process.

7. Final Inspection and Reopening

Before reopening your lot, we conduct a final inspection to ensure the sealcoat has been applied evenly and that all markings are precise. Once approved, your lot will be ready for vehicles and foot traffic.
